Approximately six percent of the combined area of all parcels in the District is inside the boundaries of the 500-year floodplain but outside the boundaries of the Special Flood Hazard Area. Because properties with a high risk of flooding are higher risk investments, the Districts flood risks present challenges to many types of development.
